Planning your villa?
Exclusive Tuscany — a small, curated collection of private villas across Tuscany's sub-regions. Personal enquiry only.
ZTL zones (Zona Traffico Limitato)
All historic town centres — Florence, Siena, Lucca, Arezzo — operate restricted-traffic zones. Park outside the walls and walk in. Entering a ZTL without a permit issues an automatic fine.
Strade bianche (white gravel roads)
Many villas, particularly in the Val d'Orcia and deeper Chianti, are reached via unpaved gravel roads. A standard car handles these at slow speed. GPS signal is often unreliable on strade bianche.
Motorway key routes
A1 (Autostrada del Sole): Florence ↔ Siena ↔ Rome. A11: Florence ↔ Pisa ↔ Lucca. A12: Pisa ↔ Livorno ↔ coast. Toll roads — bring a compatible card.
Airports
Pisa Galileo Galilei (PSA) and Florence Peretola (FLR) for central Tuscany; Rome Fiumicino (FCO) and Bologna (BLQ) are viable for the south with a 2-3 hour drive.
