The essence

An entire eleventh-century hamlet — chapel, granary, three farmhouses, a frantoio — restored over fourteen years as a single private estate. It is the only listing in the collection that genuinely qualifies as a borgo: most do not. Sleeps twenty-two without anyone sharing a wall.

    Complete medieval hamlets restored to a single ownership are rare in Tuscany and rarer still on the open market. Of the half-dozen we know of, this is the one we would stay in.

    Eleven bedrooms in five separate buildings means the house actually works for the multi-generational families it is sized for. The teenagers do not have to share the breakfast room with the grandparents.

    The deconsecrated twelfth-century chapel is now the library. We are not above admitting this is one of our favourite rooms in the collection.

The house

Architecture & restoration

A documented Camaldolese grange, abandoned in the 1950s, acquired in 2007 and restored under Soprintendenza supervision. Eleven bedroom suites distributed across the main casa colonica, the foreman's house, the chapel range, and two reconverted farm buildings. Frantoio retained as the cinema room with the original press in situ.

The setting

Land, view, context

Forty hectares of pasture, woodland, and a small productive olive grove. Set on a low ridge with the classic Crete Senesi clay hills falling away to the south. Asciano station eighteen minutes; Siena, thirty-five.

Living here

Mornings spread across kitchens — the children one place, the adults another, by tacit agreement. The pool below the chapel for the morning, the upper pool for the late sun. Pici al ragù di cinghiale at La Pievina in Asciano, where the family have been going since they bought the house. A late drive back through Crete Senesi at the precise hour the photographers come for.
