The essence
A 2018 house by the Milanese practice Studio Vetta, built into a south-facing slope above Capalbio. Cor-ten, local pietra serena, glass. The architecture is the reason to come — and the only twentieth-or-twenty-first-century house in the collection that we believe earns its place against the older ones.

The distinction

is in the collection.

Serious contemporary architecture in Tuscany, at this scale and finish, is genuinely scarce. Most attempts read as out of context. This one does not.

The pool sits on the long south terrace, level with the floor of the living room, so the line of water reads as continuous with the floor and then with the sea beyond.

Studio Vetta also designed every piece of fitted furniture in the house. The result is unusually coherent.
The house
Architecture & restoration
Completed 2018. Five bedroom suites on a single level, each opening onto a private terrace cut into the hillside. Living, dining, and kitchen as a single forty-metre run along the south façade. Wine cellar and cinema below.
The setting
Land, view, context
Ten hectares of macchia and olive grove, sloping south to the Tyrrhenian. The Argentario promontory closes the view to the west; on a clear day you see Giglio. The beaches of the Costa d'Argento are fifteen minutes by car.
Living here
Coffee on the terrace at first light, when the sea is silver. The pool from late morning. Lunch on the long terrace under a linen sail. An afternoon at the beach — Cala Piccola is the best, but you need the boat. Dinner at La Dogana in Capalbio, or at home with the chef. The house at night, with the lights low and the doors open, is the version you will remember.
