A 1930s villa on the seaward side of Monte Argentario, the kind of house Italian families have kept for ninety years and almost never let. The garden runs straight down to its own private cove. There are perhaps six houses on this stretch of coast at this standard, and they do not come up.

The cove is yours: there is no public path down. A small wooden gate at the foot of the garden opens onto twenty metres of beach you will share with no one.

The house is unrestored in the right ways — original Vietri tile floors, the original 1930s kitchen as a butler's pantry, original light fittings. Comfort has been added with restraint.

Architecture & restoration
Built 1934 for a Roman publishing family; in the same ownership ever since. Six bedrooms across two floors, four with sea views. Drawing room with original frescoes by Mario Sironi (small, in the alcove — easy to miss). New kitchen 2021.
The setting
Land, view, context
Two hectares of stone pine and macchia on the seaward slope of Argentario. Porto Ercole, ten minutes by car. The house is invisible from the sea, from the road, and from the neighbours.
Living here
Down to the cove for the first swim before breakfast. Coffee on the terrace under the pines. The boat — there is one — collects you from the cove for lunch at Pellicano or on Giglio. Back for the long afternoon at the pool, which is one terrace up from the sea. Dinner at home, on the terrace, with the lights of Porto Ercole below.
