The honest answer to the most-asked question. A private villa in Tuscany is priced by three things: the size and stature of the house, the time of year, and the level of service. In our collection, weekly rates start at around €20,000 in the shoulder season and rise into the six figures for the largest historic estates in peak summer; most houses fall between €25,000 and €70,000 a week.
That is the ultra-luxury, whole-estate end of the market — a different question from a two-bedroom farmhouse on a listing site. What you are paying for is the exclusive use of a vetted house, the staff that come with it, and a team who answer in person. Below is what actually moves the number.

What Drives the Price
Three things, in order. The house: a historic estate with a chapel and eleven bedrooms is a different proposition from a four-bedroom farmhouse, however beautiful. The season: a peak-August week can run close to double the same house in May. And the service: the rate covers the staffed house, but a private chef, a sommelier, daily experiences and transfers are arranged on top. Region plays a smaller part — the grand estates of the Val d'Orcia tend to sit above the Chianti farmhouses simply because they are grander.
Season by Season
The shoulder seasons — late April to May, and September into mid-October — are the value window: warm, beautiful, and well below peak. Mid-July to the end of August is the most-wanted and most expensive period, and the supply of large estates is finite. November to March is quieter and cheaper, with a limited number of houses open. As a rule of thumb, the same house in peak August can cost close to twice its shoulder-season rate.
What Is Included, and What Is Extra
Included as standard: the exclusive use of the house, housekeeping, fresh linen and towels, a welcome provision on arrival, a property manager on call, and Wi-Fi throughout; most houses also include a gardener and a pool technician. Arranged separately and priced honestly: the chef, the sommelier, in-villa wellness, airport transfers and tours. Tourist tax is extra and modest. Everything is laid out in full before you commit.
