Most "best villas in Tuscany" lists are written by people who have never opened the front door: affiliate round-ups of farm stays, or category pages wearing an editorial hat. This one is different in a way we can state plainly: these twelve houses are our own collection's flagships, we have visited every one, most are filmed, and each is here for a reason we can defend.

Our definition of luxury is specific: staffed houses and private estates, exclusive to your party, with a floor of about €10,000 a week in the shoulder season and most of the list between €20,000 and €60,000. What a rate at this level should include, and what it should not, is set out honestly in what a Tuscan villa actually costs.

How this list was chosen

The disclosure first: every house here is represented by us. We would rather say that plainly than pose as a neutral reviewer of properties we have never seen, which is how most lists on this subject are written. The standard for inclusion is the standard for the collection itself: we visit in person before a house is accepted, the staffing has to be real, the licence has to match what the house claims to host, and the price has to be defensible against what the rate includes. Houses that are beautiful but unstaffed, or shared, or priced on hope, do not make it in. The order runs from the houses we are asked for most often; it is a starting point, not a verdict, because the right villa depends on your party, your dates and your ambitions for the week. Tell us those and we will tell you honestly which of the twelve fits, and which does not.

What counts as a luxury villa in Tuscany?
By our definition: a house that is staffed (house manager, housekeeping, usually a cook), private to your party alone, and maintained to the standard the rate implies. In practice the floor is about €10,000 a week in the shoulder season; most of this list sits between €20,000 and €60,000. A beautiful but unstaffed farmhouse is a lovely holiday house, not a luxury villa.

The difference: we have visited every house on this list in person, most are filmed, and each is in the collection for a specific editorial reason published on its page. Nothing here is an affiliate link to a property we have never seen.
How much does a luxury villa in Tuscany cost per week?
For top-tier houses sleeping eight to fourteen: roughly €18,000 to €32,000 in low season, €24,000 to €44,000 in the shoulder months, and €40,000 to €68,000 at peak. Are the villas staffed?
Yes, that is part of the definition. A typical house includes a manager, daily housekeeping, garden and pool care, breakfast preparation and a welcome dinner; about two-thirds include a cook for further meals. Private chefs, drivers and sommelier evenings are arranged on top.
Which part of Tuscany is best for a luxury villa?
Chianti for first-timers and easy day trips; the Val d'Orcia for the grandest estates and the most space; Lucca's plain for historic villas near the coast and Pisa airport; the Maremma for sea days. We match the region to the party before we match the house.
