A historic villa with medieval origins on the very top of a hill outside Terranuova Bracciolini, with 360-degree views over the Valdarno and the Tuscan countryside. Skilfully restored, it pairs stone and terracotta floors and brick arches with bright, airy rooms and fine Italian furniture: six bedrooms for twelve, generous living and dining rooms, and sun-drenched terraces. Outside, a pool and an outdoor hot tub look over the valley, a loggia shelters the long table, and the Fratini sisters — whose family has run hotels and restaurants in the town since the 1960s — welcome guests with a home-cooked dinner on arrival.

Six bedrooms for up to twelve and five bathrooms, with bright living and dining rooms under brick arches, a library corner, a fully equipped kitchen and a separate laundry. Stone and terracotta floors, fine Italian furniture, air conditioning throughout (included in mid and high season), central heating, Wi-Fi indoors and out, cot and high chair. Outside: the pool, the hot tub, a covered loggia with a long dining table, terraces with sofas, a barbecue and a garden kept by the estate's staff every morning.

On a hilltop just outside Terranuova Bracciolini in the upper Valdarno, between Florence and Arezzo, with the medieval villages of Loro Ciuffenna and Castelfranco di Sopra and the Il Borro estate nearby.
