Tuscany villas for 12 guests

Twelve is the threshold where a Tuscan villa becomes a small estate: six or more bedrooms, usually more than one building, and often more than one pool. It is the most requested size we handle, because it fits three families or a significant birthday. Weekly rates start around €15,000 in the shoulder season and reach €45,000 or more in peak summer.

What changes at twelve

Below twelve you are renting a house. At twelve and above you are renting a property, and the things that decide the week change accordingly: whether there is a second sitting room, whether the pool is far enough from the bedrooms that late swimmers do not wake early sleepers, whether the kitchen can actually produce dinner for twelve without a professional behind it. The houses on this page were chosen with those questions asked.

Staffing scales too. A group of twelve typically extends housekeeping hours, adds a chef for two or three evenings, and sometimes a waiter for the served nights. None of it is compulsory, and we quote it itemised rather than bundled.

When one house is not enough

If the party is thirteen or fourteen and the house you love sleeps twelve, the answer is rarely a compromise house: it is a neighbouring villa. Several of our estates hold two or three properties within walking distance of each other, which keeps a large group together without forcing everyone into one building. Castiglion del Bosco and Castelfalfi both work this way, and the wedding estates are built for it.

How much does a villa for 12 cost in Tuscany?

Do villas for 12 have more than one pool?
Some do, and at this size it is worth asking. Several of the larger estates have a main pool and a quieter second one, which matters when the party spans toddlers and people who want to read.
Can a villa for 12 host a wedding?
Sleeping twelve and hosting a wedding are different questions: the celebration needs an events licence, which only some estates hold. Our wedding villas page lists the houses licensed for ceremonies of sixty to a hundred and twenty guests.
