A birthday in Tuscany can be a week with friends, a long family lunch or a dinner that brings three generations together. Choose the house around the actual guest list and the kind of celebration you want to hold.

For a large gathering, match the bedrooms to the households before comparing the celebration spaces. Ask for floor plans and an en-suite bathroom breakdown, then confirm which indoor and outdoor areas can accommodate your planned dinner or event. Our large-group villa collection offers another way to compare houses, including villas for 20 guests or more.
For a 30th birthday with friends, decide early whether the trip centres on relaxed dinners at the villa or evenings out. Check transport and driving distances for restaurants and tastings. If you want a DJ, dancing or late music, describe that before choosing a house; a secluded location does not remove noise rules.
Request the available floor plans before allocating rooms. Check bedroom locations by floor and building, double or twin beds, connecting rooms, stairs and routes to shared spaces. If a current plan is unavailable, ask for a written room-by-room layout.
Confirm how many bedrooms have their own en-suite bathroom, which bathrooms are shared and whether any are reached across a corridor. The total bathroom count alone does not tell you whether each couple or household has a private bathroom.
Ask for details of the actual event spaces: seated dining capacity indoors and outdoors, room for your intended setup, guest toilets, catering access and a covered or indoor alternative in bad weather. Confirm the permitted event guest count separately from overnight capacity, along with supplier access, music rules and any event fees.
For a 40th birthday bringing friends and young families together, work out who shares rooms and which children need to sleep near their parents. Check pool barriers, cot availability and an indoor dining option. A private dinner at the house can make the evening easier for guests with different routines, subject to chef availability.
For a 50th or 60th birthday, start with the dinner: how many people should sit at one table, what happens if it rains and whether anyone will visit just for the evening. Then match the overnight bedrooms to that plan. Ask for a separate quote for the chef, ingredients, drinks, service and any decoration so you can compare the full cost.
For a 70th birthday gathering, let the guest of honour’s preferences guide the pace. Where access matters, confirm steps, bathroom layout, paths and the distance from bedrooms to the dining area. Compare villas for 12 guests, villas for 16 guests and villas for 20 guests. Sleeping capacity is only the first check: ask about the number of bedrooms, twin beds, bathroom sharing and indoor and outdoor seating for the full group.
Use the current listing rates as a starting point and request a quote for your dates. For example, €16,000 accommodation shared between 16 guests is €1,000 per person for the stay, before meals, travel and extras. This example is a calculation, not an advertised rate or birthday package.
Tell us whether you want one celebration dinner or meals throughout the stay. We can discuss private-chef arrangements, dietary requirements and the services to request for your chosen villa. Chef availability and all additional costs need confirmation.
A villa holiday and an event have different requirements. Ask for written agreement on extra guests, suppliers, music, timings and any event fee. Do not book entertainment or invite non-resident guests before those arrangements are agreed.
Give us your ideal dates, minimum nights and any flexibility. A three- or four-night birthday stay needs a property-specific availability check; do not assume weekly villa rates can be divided into nightly bookings.
