What a house this size has to prove

Anyone can advertise twenty beds. The questions that matter are whether all twenty are in real bedrooms, whether the bathrooms keep pace, whether the kitchen is professional enough for a brigade, and whether the property is licensed for the celebration you are planning. We ask all four before a house joins the collection, and we say plainly on each page what the answers are.

Beyond twenty-four we pair neighbouring properties rather than pretend a house stretches. Several of our estates hold multiple villas within a short walk, which keeps a party of thirty or forty together in one place without anyone sleeping in a converted study.

Book early, and book the right week

For a peak-summer Saturday at the most-requested estates, twelve to eighteen months is realistic. Late May, June, September and early October are both easier to secure and better weather for a large gathering, since a group of twenty spends most of its time outdoors and August heat is a genuine constraint rather than a detail.
