Tuscany villas for 14 guests

Fourteen is the size at which the choice narrows sharply and becomes interesting. Seven or eight bedrooms, almost always more than one building, and a kitchen that needs a professional in it by the third night. Weekly rates start around €12,000 in the shoulder season and reach €40,000 and beyond at peak. Every house below sleeps at least fourteen in proper bedrooms — no sofa beds, no children on camp beds in a study.

At fourteen, you are choosing a region as much as a house

This is the honest thing about this size, and it is not true at eight or ten. Very few Tuscan houses sleep fourteen properly, so the ones that do are scattered rather than evenly spread — and in our collection the majority sit around Lucca and the Garfagnana, in the north-west. Two of the largest, the borghi sleeping twenty-four, are there too.

The practical consequence is that a party of fourteen usually ends up in the north-west whether or not that was the plan, which is a good outcome if you want Florence, Pisa, Lucca and the Versilia coast within an hour, and the wrong one if the week was built around Siena and the Val d'Orcia. One house, or two next door

At fourteen there are two shapes of answer and they suit different groups. A single large house keeps everyone under one roof, which matters for a milestone birthday or a family that wants to eat together every night. Paired properties on the same estate give each family its own front door, which matters when the party spans several generations and different bedtimes.

We hold both. Several estates have two or three houses within walking distance, so a group of fourteen can take a main house for the cooking and the long table and a second for sleeping. It is often cheaper than the single property large enough to hold everyone, and it is almost always more comfortable. What to check before you commit

Bathrooms first: fourteen people getting ready for dinner needs six or more, and the difference between six and four decides the mood of the week. Ask for the count, not a photograph of one of them.

Then the table. A house can sleep fourteen and still have a dining room that seats ten, which means the group splits every evening — the single most common complaint at this size. Ask where fourteen people actually eat, indoors and out, and ask what happens on the two wet days a week in May or October reliably produces.

Then staffing. At fourteen, self-catering the whole week stops being a holiday for whoever volunteers. Most groups take the villa cook for two or three evenings and a chef for one; a three-course dinner runs about €90 an adult and €35 a child at our houses, which is roughly restaurant money without the drive. How much does a villa for 14 cost in Tuscany?
From around €12,000 a week in the shoulder season, and €30,000 to €50,000 in July and August, for a staffed house of seven or eight bedrooms. The range is wider at this size than at ten or twelve because the houses that sleep fourteen vary enormously — a restored farmhouse and a private borgo are different propositions.
Are there many villas in Tuscany that sleep 14?
Far fewer than sleep eight or ten. Seven houses in our collection take fourteen or more, and four of those are around Lucca and the Garfagnana. It is worth booking earlier at this size than you would for a smaller party — the best of them go a year out for July and August.
Is it better to book one villa for 14 or two smaller ones?
It depends on the group rather than the budget. One house suits a party that wants to eat together every night and has broadly similar rhythms. Two neighbouring houses on the same estate suit multi-generational groups, because each family gets its own door and its own bedtimes while everyone shares the pool and the long table. Two houses is often the cheaper of the two as well.
Do villas for 14 have enough bathrooms?
The good ones have six or more, and it is the number we would check first. A house with seven bedrooms and four bathrooms technically sleeps fourteen and will not feel like it at seven in the evening.
Can a villa for 14 host a wedding?
